Investment perspective
Land and power through an investor’s lens.
A site’s investment value depends on the rights, evidence and milestones behind the opportunity. Land and power belong in the capital decision from the outset.

Establish the land position
Identify the ownership or control rights, permitted use and conditions that must be satisfied. Greenfield land should be assessed through its proposed data center use, with a clear distinction between current rights and future approvals.
Look behind the powered-land description
Record exactly what supports the description: existing service, a documented utility commitment, a conditional arrangement or an expectation. State the associated timing, obligations and unresolved dependencies.
Match exposure to milestones
Map the capital required before and after material decisions. Site acquisition, approvals and power arrangements can involve different risks and timelines; the investment case should make those exposures visible.
Connect the site to the investment
Land attributes alone do not establish the commercial case. Assess the intended data center investment, demand assumptions, counterparties, total capital requirement and the conditions for committing further funds.
Distinguish ownership from delivery
Define who controls the land, who commits capital and who is responsible for development and operations. Clear responsibilities allow the investment to be assessed on its own terms.
